Outer Banks Real Estate Market Statistics - Year-End 2021
2021 turned out to be te best year in MLS history! Real estate records were broken including
inventory and number of sales. Median sales prices were up at least 20% for all OBX towns with
Hatteras prices up 39%.
Here are the Numbers for 2021:
• Inventory is down by 34% (Residential down by 44%, Lots / Land down by 24% and
Commercial down by 18%). The lowest inventory in MLS History.
• Sales were up by 17% (Residential up by 42%, Lots / Land by 88% and Commercial up by
58%). The highest number of sales in MLS History.
• Total Volume Sold up by 45% (Residential up by 42%, Lots / Land by 88% and Commercial
up by 97%). OVER $2 Billion in sales!
• Under Contract Listings for December 2021 down by 13% when compared with December
2020 but are the second highest numbers for any December since at least 2005.
• Average days on the market went from 110 to 52 for residential properties.

Corolla – Median sales price up 29% to $725,450.
Duck – Median sales price up 25% to $650,000.
Southern Shores – Median sales price up 28% to $655,000.
Kitty Hawk – Median sales price up 27% to $500,000.
Colington – Median sales price up 20% to $360,000.
Kill Devil Hills – Median sales price up 24% to $410,000.
Nags Head – Median sales price up 30% to $625,000.
All Hatteras – Median sales price up 39% to $523,000.
Roanoke Island – Median sales price up 20% to $427,500.
Currituck Mainland – Median sales price up 21% to $333,022.
Ocracoke – Median sales price up 22% to $431,750.
